Rental Requirements and more

The Application process:

1. An application fee is required before application processing begins. The fee is $40 for each applicant. The application fee is non-refundable and required for each adult who will be living at the property. We accept money orders, cashier’s checks, credit or debit cards. We do not accept cash or personal checks for the application fee.

2. Please submit applications online. If unable to complete the online application process, applications can be left in our overnight drop box with all required information (see below) and the application fee (money orders only) in one envelope with your name on it at 50 W main st, New Lebanon Ohio 45345.

3. Application processing normally takes 3 to 5 business days to complete. Some applications may take longer to complete and some may be processed more quickly. Please notify us if you need to move by a specific date.

Application Submission Requirements : All items below must be received to process your application.


1. Complete application with all names, social security #’s, telephone numbers and required signatures.

2. A clear copy of each applicant’s valid driver’s license or state picture ID.

3. Two most recent pay stubs if employed or sufficient proof of income if from a source other than employment.

4. The full application fee.

We can make copies of the documents needed to apply if you are applying in our office.

Falsified applications will be rejected immediately.

Deposits and Leases:

All leases are for one year and require a deposit equal to one month’s rent unless otherwise specified in writing by Destination Property Management.

We will consider applications in the order they are received, so long as they are complete.

If an application is canceled after a date is set for the lease signing, any deposit received will not be returned.

If you do not meet the qualifications or have any questions or concerns please contact Destination Property Management before you schedule an appointment or apply for a property.

For units that allow pets, there is a non-refundable pet fee of $100 per pet, up to 2 pets.

Rental Requirements

We will conduct a criminal background and credit check for each adult applicant.

  1. If you are employed, your rent should not exceed 33% of your total gross monthly income.

  2. If your income comes from other sources, rent must not exceed 40% of your total gross monthly income.

  3. You need at least 6 months of consistent employment before applying and must provide proof of income, such as social security, retirement benefits, food stamps, unemployment, child support, etc. The only exception to this will be a relocation with proof of employment meeting all other criteria.

  4. You must have a positive landlord reference with no evictions or unpaid amounts in the last three years. Mortgages in good standing can count as a good reference.

  5. You cannot have any outstanding utility bills (gas, electric, water, trash, or sanitation).

  6. You should not have bad checks or civil judgments within the last five years, and we will review other relevant credit items. Medical bills in collection, student loans, or cable bills will not count against you. Bankruptcies and foreclosures will be evaluated.

  7. You should not have felonies related to drugs, violent acts, property crimes, or pet registration within the last five years.

… Other items!

  • You will NEVER be asked to pay any fees prior to seeing a property. If you do a showing and decide to move forward, you will then need to pay $40 per adult, over 18, who will be living at the property.

  • Unfortunately, No. The security deposit with a signed lease is the only way we can hold a house!

  • A “Hold deposit” will hold the property for a maximum of 30 days. At move In, this will convert to a security deposit that is fully refundable as long as you leave the unit undamaged. If you go beyond 30 days, this deposit will be forfeit.

  • If you would like to add a pet to your lease, your first step would be to notify us in writing of your intent by sending an email to Propertymanager@destination-property-management.com

    From there, you will be asked to complete a pet application at www.petscreening.com. Pet screening will provide you with the monthly pet rent and non-refundable pet deposit required. Once we have that information, we will send you a lease addendum to sign to officially add your new pet.

  • No worries, we can help you with this. In this scenario, the roommate that is staying in the unit is required to submit updated paystubs in order to prove they can still afford living in the unit by themselves. Once we approve the roommate that is staying, we will send updated leases to remove you off the existing lease. There is a $25 lease processing fee charged in order to complete this request.

  • Once you have decided to move out, you are required to provide us with a 30 day notice to vacate. You can do this directly in your online tenant portal or by emailing us at PropertyManager@destination-property-management.com

  • All maintenance should be input directly into your tenant portal. This is the only way we accept maintenance.
